Our engagement started with Kristine at another realty, so some of this feedback is directed at the agent, and not necessarily Bosshardt. As a buyer agent, Kristine did a good job on another deal we completed with her, however on this deal as a seller agent I could not recommend her for numerous reasons. First, she is personable and I did appreciate her understanding of our situation which required some additional communication time. I understand this was a unique property that required a special buyer. However she had given us an original market analysis that priced the selling price at $315K, which we were happy, but surprised to hear thinking that the price would have been lower. Given that analysis, we priced to sell at $299. Then the price dropping continued. The analysis was completely off, and we were more than eager to price to sell, but never knew what that market price should be so it was a slow trickle of reductions which is never a good idea. Ultimately, we ended up with an effective sale price of ~$247k, which is a rather dramatic pricing difference from the analysis. This cost us the first time under contract because of an expectation of pricing and not undercutting the price, otherwise we could have made that first deal work. At the time we didn't think it was in our favor because it was lower than expecting. We also could have used a much better explanation at the risk factors of a VA loan since we also had a problem with a very bad appraisal done by an unqualified appraiser for this type of property. There were numerous miscommunications and in the end, the deal fell through. Other things that were a little odd, is that there never was a lockbox put on the property, the keys were left under the doormat, which doesn't seem like a very legit way to leave an unoccupied house for showings. We literally were in the last hour before the listing expired and was about to transfer it to another realty, when Kristine brought this deal offer. Since I am aware of the amount of work she had put in, I wanted her to get the commission if possible. This part of the transaction was smoother the second time, so I would assume it was a factor of her learning more about the property to represent it properly. Couple of constructive feedback points: 1) better communication - either phone or email details , txt's work fine for a lot of the time but also left room for misinterpreting which also lead to wasting time, especially in negotiations. 2) MUCH better understanding of being a seller agent and what is required, it's not the same as a buyer agent and there is a lot more at risk as the seller in terms of details 3) Not sure if this was the prior realtor, but initially we had A LOT of problems with the listing photos and basically wasted the better part of the first 2 weeks on the MLS because the pics were all screwed up and I ended up completely writing the listing description myself. Probably the most time the listing was being shown is during the first 2 weeks. Overall, I know this was not the easiest deal, but it also could have gone a little smoother. I wish Kristine well and would be more likely to recommend her as a buyer agent, but probably not as a seller's agent. Hopefully this feedback is used constructively.

Kristine was phenomenal! We had some bumps along the way, a contract that fell through before closing, but she was always quick to solve the problem. I moved out of state before the condo was under contract and she was always willing to let workers in or check up on the place. She was VERY responsive to all questions, comments, and concerns I had during the process. She always included me in every decision. After the first contract fell through, we had a second one within ten days! She understood what was important to me and negotiated accordingly. She always stood up and defended both me and my property. I am very satisfied with the end result, I have already recommended her and Bosshardt to several of my neighbors!

I worked with Kristine Wendig and she was AMAZING to work with. When I first met Kristine, I was new to Gainesville and she picked me up and drove me around Gainesville in her car to show me potential locations for homes and condos in my price range. She was also extremely knowledgeable about the different regulations, neighborhoods, etc. Kristine made sure she knew what I was looking for in a home and would make sure that she would update me anytime a new home that fit my criteria came on the market. Kristine also went above and beyond to make sure that my lender stayed on top of the paperwork to get us to closing. I would HIGHLY recommend Kristine and Bosshardt Realty.
